Home Modifications That Keep Your Parent Safe (and Out of Aged Care)

80% of Australians over 65 want to stay in their own home as they age. With the right modifications, most of them can. The average cost of modifying a home for safety is $5,000–$15,000 — compared to $55,000+ per year for residential aged care.

This is a room-by-room guide to practical modifications, their costs, what the government will fund, and what you can do yourself. Every modification listed here has been proven to reduce falls and hospital admissions.

Government Funding for Home Modifications

CHSP Home Maintenance & Modifications

Entry-level government support. Covers minor modifications (grab rails, ramps, non-slip surfaces) and home maintenance (gutter clearing, minor repairs). Access via My Aged Care assessment.

Typical scope: Up to $1,000–$3,000 in modifications per year. Low or no co-payment.

Home Care Packages (Level 2–4)

More significant modifications can be funded from HCP budget. Level 3 ($39,400/year) and Level 4 ($59,800/year) can cover walk-in shower conversions, stair lifts, and major bathroom renovations.

Key rule: Modifications must be recommended by an Occupational Therapist (OT) assessment. The OT report justifies the expenditure.

DVA Home Modifications (Veterans)

DVA funds a wide range of modifications for Gold Card holders. Does NOT require My Aged Care assessment — access via DVA directly.

Coverage: Grab rails, ramps, bathroom conversions, stair lifts, widened doorways, non-slip flooring. OT assessment required. Full cost covered for eligible veterans.

How to Get Started

1

Call My Aged Care

1800 200 422. Request a home assessment. An assessor visits the home and identifies what support is needed, including home modifications.

2

Get an OT Assessment

An Occupational Therapist assesses the home room-by-room and recommends specific modifications. This report is required for government funding approval. Medicare covers 5 OT visits with a GP care plan.

3

Apply for Funding

The OT report supports your application for CHSP, HCP, or DVA funding. Your My Aged Care assessor or provider helps with paperwork.

4

Get Quotes

Your service provider arranges quotes from approved tradespeople. Compare at least 2 quotes for major works (shower conversions, ramps). Government-funded modifications use approved contractors.

5

Start with Quick Wins

While waiting for major works: remove loose rugs (free), install night lights ($15), add a shower chair ($40), and put a non-slip mat in the bathroom ($15). These 4 actions prevent more falls than anything else.
